What is an EICR?

eicrAn Electrical Installation Condition Report (EICR) is a comprehensive inspection and testing of your property’s fixed electrical wiring and systems. The purpose is to:

  • Assess the safety of the existing electrical installation
  • Identify any defects, deterioration, or non-compliance with regulations
  • Provide a clear record of the installation’s condition, including any required remedial actions

EICRs are essential for:

  • Private landlords and HMO owners (a legal requirement every 5 years or at the change of tenancy).
  • Managing and block agents
  • Council licensing and compliance
  • Homeowners (recommended every 10 years)

Pricing & Booking:

  • Prices start from £120 (typical range: £120–£250, depending on property type and access)
  • Fixed quotation provided before any work begins
  • Priority next-day bookings available (+£30 surcharge)
  • The customer must provide parking; local parking charges will be added if not available

What to Expect on the Day

Power will be turned off during testing (typically 1.5–2.5 hours, depending on property size/layout). Full access is required to all rooms and circuits, including:

  • Bedrooms, kitchen, and living areas
  • Fuse board and electric meter
  • Communal intake cupboards (for flats/maisonettes)

 

Please clear access to the fuse boards and cupboards before our arrival. In some flats, access to communal risers or intake rooms may be needed.

Flexible Scheduling

  • Early start times are available to minimise disruption
  • Two-person testing teams can be allocated for faster turnaround

What’s Tested – and What’s Not

eicrEICRs cover the fixed wiring only. The following are not included:

  • Fixed appliances (e.g. ovens, extractors, boilers, bathroom fans)
  • Portable appliances (e.g. kettles, toasters, TVs, chargers)
  • Smoke and heat alarms (even if hardwired)

If smoke alarms are connected to a dedicated circuit, we test the circuit but not the alarm itself, in line with regulations. Testing alarms directly can cause faults or render them inoperable. Full alarm testing can be arranged as a separate service.

Insulation Resistance Testing – Important Note

 

Testing is carried out between Live conductors and Earth only, not between Live and Neutral, to protect sensitive devices like:

  • Smart lighting systems
  • Boilers and programmers
  • Smoke/heat alarms
  • Dimmers and controls

 

This is fully compliant with BS 7671 and Guidance Note 3. Any test limitations are clearly noted on your EICR certificate.

Post-Test Process & Certification

eicrAfter the inspection, we provide:

  • A summary of findings that can be discussed or emailed on the day
  • Official EICR certificate prepared off-site by qualified staff
  • Certification issued upon receipt of full payment
